When a client asks if they should have an attorney review the lease before signing it, I ALWAYS say YES.

Today’s post isn’t going to be lengthy.  My advice on this issue is simple: have an attorney review your lease.  Get a commercial real estate attorney, not a general practice attorney, or residential attorney.  There are clauses in commercial leases that might not be self explanatory, or clauses that you didn’t even know you wanted in the agreement.  

While an agent can explain certain sections like how rent increases work, agents are not allowed to give legal advice.  An attorney on the other hand can help dissect the legalase that leases are famous for and provide legal advice on the implications and ramifications of clauses that provoke the tenant to make a decision and evaluate risk.
